Talk with a lender before you shop. Ask for the full monthly cost. It should include the loan, taxes, home insurance, and any HOA fee. Keep cash for repairs and other needs. Choose your agent
Indiana buyers should expect to sign a buyer agreement before a showing. Read it first. Know the term, service, fee, and your duties. Ask how the agent fee may be handled in an offer.
Build a smart home search
List what you need, what you want, and what you can change later. Think about travel time, stairs, parking, yard care, and future plans. Paint is easy to change. A poor site or layout may not be. Write a strong offer
The list price does not prove value. Review recent sales, other homes for sale, condition, and time on the market. Price is only one part of an offer. The loan, inspection, appraisal, closing date, and earnest money also matter. If this seems overwhelming, don’t worry. I will guide you through the entire process step-by-step.
Inspect the home
A home inspection can find risks and needed work. Some homes also need a sewer, septic, well, radon, roof, pest, or chimney check. Choose the tests that fit the home and site. Do not waive a right you do not understand. I have a list of reliable inspectors we can use when we need them.
Finish the loan and close
Reply fast when your lender asks for records. Do not add new debt before closing. Review your final costs and walk through the home. Check wire steps by phone to help stop fraud.
