Start your search with your daily life. Think about work, school, shopping, and time on the road. A lovely home may not be a good fit if each day feels hard.
Compare parts of town
Central homes can be close to downtown and IU. The east and south sides have many older and newer areas. The north and west sides offer routes toward Ellettsville, State Road 46, and I-69. Homes south of town may offer woods, hills, or lake access.
These are broad areas. Each street can feel different. Check traffic, road noise, water and sewer service, hills, and nearby land use.
Check the home with care
Older homes may have old wiring, wet basements, sewer issues, or past additions. Rural homes may have a well, septic system, propane tank, or private road. Wooded lots may have water and drainage issues. New homes should still be checked by a trained home inspector.
Plan for the full cost
Do not look only at the loan payment. Add taxes, home insurance, utilities, repairs, and any HOA fee. Also plan for work you may need in the first few years. A lower price can still lead to higher costs.
